1. Tenancy Period

The tenancy shall commence on [Start Date] and continue for a period of 11 months, unless terminated earlier in accordance with this Agreement.


2. Monthly Rent

The Tenant shall pay a monthly rent of ₹20,000 (Rupees Twenty Thousand Only). Along with the apartment maintenance. (For the May 2026 to May 2027 maintenance has been already paid by owner.)

  • Rent is payable on or before the 5th day of each month.
  • Rent shall be paid through bank transfer or any mutually agreed payment method.

3. Security Deposit

The Tenant shall pay a refundable security deposit of ₹1,00,000 (Rupees One Lakh Only).

The security deposit shall be refunded within 30 days of vacating the premises, after deducting:

  • Any unpaid rent or utility charges.
  • Damages beyond normal wear and tear.
  • Cleaning expenses, if required.
  • Painting/coloring expenses, if required due to damage, excessive stains, markings, or alterations caused during the tenancy.

Normal wear and tear from ordinary use shall not be considered damage.


4. Rent Revision

Upon renewal of the tenancy, the rent shall increase by 10% over the existing monthly rent, unless otherwise agreed in writing by both parties.


5. Use of Premises

The premises shall be used solely for residential purposes.

The Tenant shall not use the premises for:

  • Commercial activities.
  • Illegal activities.
  • Any purpose prohibited by law.

6. Existing Fixtures and Fittings

The Tenant acknowledges that the premises is handed over with the fixtures and fittings already installed, including:

  • Electrical wiring and switchboards.
  • Existing lights and fans (if any).
  • Bathroom fittings and sanitary fixtures.
  • Doors, windows, locks, and keys.
  • Plumbing fixtures and kitchen sink.
  • Any other fixtures present at the commencement of the tenancy.

The Tenant shall take reasonable care of these items during occupancy.


7. Maintenance and Repairs

Tenant Responsibilities

The Tenant shall bear the cost of:

  • Minor day-to-day maintenance.
  • Replacement of consumable items damaged through regular usage.
  • Repairs necessitated by misuse, negligence, or accidental damage caused by the Tenant.

Landlord Responsibilities

The Landlord shall bear the cost of:

  • Structural repairs.
  • Major repairs not attributable to the Tenant.
  • Repairs arising from normal aging of the property.

8. Utilities and Charges

The Tenant shall be responsible for payment of:

  • Electricity charges.
  • Water charges (if separately billed).
  • Internet, broadband, DTH, gas, and similar services.
  • Any usage-based charges incurred during occupancy.

The Landlord shall remain responsible for:

  • Property taxes.
  • Ownership-related statutory charges.

9. Alterations

The Tenant shall not make structural modifications or permanent alterations to the premises without obtaining prior written consent from the Landlord.


10. Notice Period

Either party may terminate this Agreement by providing one (1) month's prior written notice to the other party.

Rent shall remain payable during the notice period.


11. Vacating and Handover

At the end of the tenancy:

  • The Tenant shall hand over vacant possession of the premises.
  • The premises shall be returned in a reasonably clean condition.
  • All keys, access cards, and related items shall be returned.
  • All utility dues and outstanding charges shall be settled.

The Landlord may adjust reasonable costs related to:

  • Repair of damages beyond normal wear and tear.
  • Deep cleaning, if required.
  • Painting/coloring, if required due to damage or excessive deterioration beyond ordinary use.

12. Governing Law

This Agreement shall be governed by the laws of India.

Any disputes arising out of this Agreement shall be subject to the jurisdiction of the courts in Bengaluru, Karnataka.


13. Entire Agreement

This document constitutes the entire agreement between the parties and supersedes any prior oral or written understanding relating to the tenancy.

Any amendment to this Agreement shall be valid only if made in writing and signed by both parties.
